
Clearwater Quays is a 5-levelled high-end residential apartment building consisting of prefabricated LVL moment resisting frames, prefabricated light timber framed (LTF) walls, curved glulam columns and cross-laminated timber (CLT) floors. TimberLab were proud to be the supply partner for the LVL moment resisting frames and curved glulam columns.
The developer, Red Stag Investments, partnered with MPI under the Primary Growth Partnership (PGP) programme to help disseminate information about the use of mass timber in mid-rise commercial construction. Part of the PGP programme included theoretically designing the building in steel and concrete and comparing this against the actual timber build in terms of costs, time-frames and carbon sequestration. A case study was also produced to summarize the design, manufacturing, and construction process.
